Sean Goudreau

Mortgage Loan Officer at Rate. NMLS #326155.

Waltham, Massachusetts · Originating since 2010

Who I am

I have been doing mortgages since 2010, and in that time I have landed on one idea that governs how I work: keep it simple. The Navy coined that principle in 1960 and it holds up. Most complexity in a mortgage is not necessary. It gets added by people who benefit from you not understanding what is happening.

So I do the opposite. I control the process end to end, which means there is one person accountable for your file and no handoffs where information gets lost. You will know what your loan costs, why it costs that, and what could still change, before any of it is a surprise.

I will also tell you what I actually think. If the loan you are asking about is not the right one, I am going to say so. Some people find that abrupt. Most people, in my experience, would rather hear it from me in week one than find it out at the closing table.

Outside of work I am with my wife and two kids, at the track, or in the gym or the pool. I am also trying to learn to juggle on a unicycle, which is going about as well as you would expect.

Why VA loans

Three reasons, and the first one is just that it is a good loan.

The VA loan is the most affordable path into a house that exists in this country. No down payment, no mortgage insurance ever, and a one-time fee that a large share of borrowers do not pay at all. I work with every product on the market and nothing else comes close for someone who qualifies.

Second, most of the industry is not good at them. Any licensed loan officer can originate a VA loan, and plenty do, because they can rather than because they understand the program. That shows up in the file. Loan limits quoted that stopped being true in 2020. Funding fee exemptions missed because nobody asked about a disability rating. Payment estimates padded with mortgage insurance on a loan that does not have any. None of that is malice. It is a lender working from a chart they never learned.

These are people who earned something, and too often nobody bothers to explain it to them properly.

Third, I want to see as many people own a home as possible, and this is the program with the most room left in it. A veteran who takes a conventional loan with mortgage insurance because nobody walked them through the alternative is paying for that decision for thirty years. Fixing what people get told about VA loans is the highest-leverage thing I can do about it.

How I work

You talk to me. Not a call center, not a rotating team, not whoever is on the queue that afternoon. The number on this site is my number and the person who answers is the one who works your file.

I would rather have the difficult conversation early than the surprising one late. That means asking about your disability rating before we run numbers, pulling your Certificate of Eligibility before you are under contract, and telling you when the loan you want does not work as well as the one you have not considered.

I work nationally. I am licensed in a number of states directly, and where I am not, the loan runs through a colleague at Rate while I stay on the file. Either way you are talking to the same person from the first call to the closing table.

And I will tell you when a VA loan is not the right answer. It usually is, for people who have earned it. Not always.

As first time homebuyers, we had a lot of questions. We were also using our VA loan and knew we would need help navigating those waters as well. We cannot say enough about Sean and his team. They were so helpful through every step of the process and they made sure we understood everything. I would absolutely recommend Sean to anyone seeking to buy or even refinance their home.

Working with Sean at Rate was a very positive experience. After my realtor recommended Sean I compared his quote with a couple local lenders. They were mostly on par but Sean’s was a little lower and he was definitely more responsive. Sean and his team had no problem working with the complexity of a mortgage on combination with a 1031 exchange. They showed great flexibility with the different houses we looked at and put offers in on. Finally, on closing day when we had a major hiccup, Sean and his team went above and beyond to pivot and make sure we didn’t miss out on our dream house, coming up with entirely new and rewritten closing documents within an hour or two.

I’ve been a full-time Realtor for 21 years. I’ve sold hundreds of millions of dollars worth of real estate. Sean is my go to guy, and the best Loan Officer I have ever worked with. He’s smart, professional, responsive, and client focused. His support staff are also efficient, communicative, and transparent. There are lots of mediocre LOs and mortgage brokers. There are very few great ones. Sean is one of the very best!

Couldn’t recommend working with Sean (and Rate) more. This is our fourth property purchase and our first three we used traditional lenders with banks. Working with Sean was by FAR the most seamless process we have ever had purchasing property. From prompt communication, follow ups, and answering any and all questions whenever we had them to getting our loan approved within 11 days, we are beyond happy.
