I call you. Not an assistant, not a queue, not an automated sequence that pretends to be me.
The first conversation is short and it is mostly questions. Where you are looking, whether you have a Certificate of Eligibility, whether you have a disability rating, whether you have used the benefit before. Those four answers determine most of what your loan will cost, and getting them early is why files go smoothly.
Nothing in that conversation requires a credit pull or an application. If the timing is wrong or the VA loan is not the right answer for you, I will say so and you will not hear from me again unless you want to.
If it is the right answer, the next step is a Certificate of Eligibility and a real pre-approval. Both are faster than most people expect.

Do I need to be ready to buy?
No. Some of the most useful conversations I have are with people twelve months out who want to know what to fix before they start. There is nothing to sign and nothing to commit to.
Will this affect my credit?
Not from a phone call. A credit pull happens only when you decide to move toward a pre-approval, and you will know before it happens.
Do you work outside Massachusetts?
Yes. I work nationally. I am licensed directly in a number of states, and where I am not, the loan runs through a colleague at Rate while I stay on your file from the first call to closing.
How fast do you respond?
Usually the same day, often within an hour during business hours. If you text the mobile number above you will generally get me faster than email.
